What is in it for someone to live downtown?

I love living downtown (in the East Skinner Butte Historic District) because I can experience this small city almost as it was originally laid out. I have city, county, state and federal services within walking distance. In fact I have everything but Jerry's within walking distance – what's left of the shopping downtown, Oakway, Valley River Center, movie complexes, great restaurants, beautiful library, the university and its museums and arts, as well as wonderful parks and river trails. If I wanted to attend sports events, I could walk to them, too.
I've always been a city girl, but my choice to live downtown here in Eugene was heavily influenced by the proximity to the transit station. I love and believe in public transit almost as much as I hate owning a car (and I don't, at present), but I know from experience elsewhere that dealing with once- or twice-hourly bus service is extremely frustrating. Being near Eugene Station means I'm close to the frequent-service EmX, and since most routes begin or end at Eugene Station, I almost never need to transfer. Time lost in layovers is really what makes LTDs low-frequency public transit not a reasonable option for a lot of people.
